Many buyers in Florida expected mortgage rates to fall right after the Fed announced its rate cut — but that’s not exactly how it works.

The Fed controls short-term rates (like credit cards and business loans), not long-term mortgage rates. Mortgage rates follow the 10-year Treasury yield, which moves based on investor sentiment, inflation, and overall economic conditions.

Often, the bond market “prices in” a Fed rate cut weeks in advance. By the time the announcement is made, the effect is already baked into mortgage pricing — so rates don’t always move lower afterward.
